We will ask you a number of questions that will help you clarify your wishes, and will assist us in understanding your needs, wants and budget.
Before you begin looking, we will assist you in working with a mortgage broker so that you can become preapproved for a mortgage. This allows you to know exactly what you can afford, and the terms and conditions we will need to include in your purchase contract.
3. Access to New Listings
As always, you will be able to browse through MLS listings and find information about a wide variety of properties. We can also set up highly detailed automatic searches to deliver the best listings right to your fingertips as they appear on the market.
4. The Showing Trip
Once you have identified a few homes you would like to see, we will arrange a showing trip so that you can compare these homes on the same day. We'll set up the necessary appointments, and accompany you to all showings for your own safety and security, and so that you have an educated, objective expert on your side to let you know what questions to ask about a home, and whether it is fairly priced. We will help you identify not only the highlights of any property, but also any concerns that should be investigated further.
5. Making an Offer
When you have chosen a property and are ready to make an offer, we will expertly guide you through the negotiation process, and we will advise you of conditions that should be written into the Purchase Agreement, as well as the implications of terms or conditions requested by the Seller.
6. Organizing a Building Inspection, Condo Docs, Real Property Report, Title Search
We help you obtain all these documents so you can further assess the soundess of your decision. We always recommend a complete Home Inspection as a condition of the sale.If deficiencies are found, we help you assess their potential importance and cost. We can also help you negotiate an agreement to address or be compensated for these issues. We help to ensure that all goes smoothly on closing day and afterward.
